James R. Vannoy brought in A.O. Hardee & Son to handle the site work and infrastructure for the Coastal North shopping center in North Myrtle Beach. The project was a big one, anchored by national retailers like Publix, Dick’s Sporting Goods, Hobby Lobby, PetSmart, Ross, and TJ Maxx. With so many major tenants, it’s become one of the top retail hubs in the area.
This project turned a 39-acre empty site into a full-scale commercial center. With a tight schedule and a lot of moving parts, the team had to stay on top of everything — from mass grading and underground utilities to paving and surface prep — all while keeping pace with strict building timelines and permit requirements. Managing stormwater across so much paved area also took some careful planning to get right.
To balance the site, A.O. Hardee & Son moved massive amounts of material — more than 40,000 cubic yards of cut-to-fill, 81,000 cubic yards of borrow, and more than 20,000 cubic yards of waste. They put in nearly 10,000 feet of storm drainage to handle runoff from all the paved surfaces, and added 1,900 square yards of pervious concrete for water management. The team also laid almost 39,000 square yards of asphalt and installed over 35,000 feet of curb to shape roadways and parking areas.
Today, Coastal North is a busy shopping destination for both locals and visitors. Thanks to A.O. Hardee & Son’s efficient site work, major retailers were able to get up and running on schedule—helping turn the area into a key economic hub for North Myrtle Beach. The project highlighted the team’s ability to take on large-scale retail sites and deliver them quickly, accurately, and dependably.
