Bridgewater is a master-planned coastal community located along Highway 9 in Little River, South Carolina, directly across from McLeod Seacoast Hospital. Spanning 530 acres and built out over 36 phases, the development sits on the former site of Baytree Golf Course. Since construction began in 2017, A.O. Hardee & Son has handled all site development work for 970 finished single-family lots and a 25-acre, 248-unit multifamily section under contract with ARCO Construction. The full development plan includes 1,550 single-family home sites, a 26-acre lake with kayak launch, a 5,000-square-foot amenity center, resort-style pool with lap lanes, pickleball courts, green spaces, walking trails, and more.
Redeveloping the golf course’s aged topography and infrastructure required extensive clearing of approximately 490 acres and posed unique grading and drainage challenges. The project’s large scope and long timeline demanded close coordination across mass excavation, utility infrastructure, and phased turnover. Additionally, work was performed within active roadways to install two new signalized intersections on Highways 17 and 9, requiring tight collaboration with SCDOT to ensure safety and compliance.
A.O. Hardee & Son managed over 2.3 million cubic yards of unclassified excavation, 12,442 cubic yards of import borrow, and installed 13 miles of storm drainage. The team placed 236,656 square yards of asphalt and constructed a new sewer pump station, delivering complete site infrastructure for both the single-family and multifamily components. Their expertise in large-scale earthwork and infrastructure made them a key partner in transforming the site into a livable, connected community.
