A.O. Hardee & Son provided turnkey site development services for Kingston Oaks, a 220-lot single-family subdivision located within the Collins Jollie master-planned corridor in Conway, South Carolina. Built for national homebuilder Lennar, the project spans multiple phases and covers approximately 75 acres. Scope of work included mass grading, underground utilities, stormwater management systems, full roadway construction, and off-site SCDOT improvements to support neighborhood connectivity and regional access.
The site required extensive earthwork, including over 285,000 cubic yards of excavation in Phase 1 and an additional 65,000 cubic yards in Phase 2. Working with the challenging Lowcountry soils demanded over-excavation of ponds and strategic reuse of on-site material to meet structural standards—avoiding the need for imported fill and reducing costs. Coordinating the integration of a new pump station, 117 stormwater structures, and off-site improvements along busy River Oaks Boulevard added further complexity.
A.O. Hardee & Son installed more than 8,000 feet of sanitary sewer with 40 manholes, nearly 8,500 feet of storm drain, and 9,100 feet of waterline. Surface construction included over 16,000 feet of curb and 25,700 square yards of asphalt paving. The team also built a new pump station with 700 feet of forcemain, widened turn lanes on River Oaks Boulevard, installed two new community entrances, and replaced guardrail to meet SCDOT access and safety standards. Eco-conscious clearing practices were used throughout the project, with debris processed into wood chips and recycled off-site.
Kingston Oaks Phases 1 and 2 were successfully delivered with all infrastructure in place, enabling Lennar to begin home construction on schedule. The project reflects A.O.
