Traditions at Carolina Forest – Chesapeake Homes

Overview

A.O. Hardee & Son was chosen to handle full site development for Chesapeake Homes , part of a multi-phase residential community known as Traditions at Carolina Forest. It is located in the heart of Carolina Forest, just off River Oaks Boulevard in Myrtle Beach, South Carolina. Phase I includes 157 single-family lots and is the foundation of a larger four-phase plan totaling 280 lots. The work included clearing, mass grading, utility installation, stormwater systems, and full surface infrastructure to support residential construction in one of Horry County’s fastest-growing corridors.

Challenges

The project required over 212,000 cubic yards of cut-to-fill operations and more than 26,000 cubic yards of borrow material. All ponds in Phase I were strategically over-excavated, with the material repurposed as structural fill for future phases—improving cost efficiency and construction flow. Coordinating the installation of deep utilities, including a new pump station and 96 storm structures, alongside off-site SCDOT improvements, demanded careful planning and strict adherence to schedule.

Solution

A.O. Hardee & Son installed more than 7,800 linear feet of storm drain with 96 structures, 7,298 linear feet of sanitary sewer with 39 manholes, and 1,470 linear feet of forcemain. Water distribution included 6,000+ linear feet of waterline. Surface improvements consisted of 16,037 linear feet of curb and 44,174 square yards of asphalt paving. As part of SCDOT access enhancements, the team widened the turn lane along River Oaks Boulevard, installed two new entrances, and replaced existing guardrail—improving traffic flow and neighborhood connectivity.

Result

Banbury Phase I was delivered on schedule with all infrastructure in place, allowing residential construction to proceed without delay. The project reflects A.O. Hardee & Son’s ability to manage large-scale subdivision work while optimizing site resources, maintaining schedule integrity, and contributing to the continued growth of the Carolina Forest area.
